Household Moving Tips: Watch for Blighted Areas
If you’ve ever moved before, you understand how time consuming and stressful the process can be, but if you’re moving hundreds or thousands of miles away to another city in another state everything gets even harder. For one, you have to find a place to move to, and finding the right area takes some time and effort. When moving such a long way, you want to make sure that wherever it is you’re moving to is in a good neighborhood with good schools and neighbors and decent property values – if you’re moving across the country it’s likely that you will be able to do some basic research on the home that you are buying, and we highly recommend you do.
One of the most important things to watch out for are blighted areas – these are areas within a city that have seen property values drop due to poor economic influence, adverse land use practices or simply low land values due to other outside influences. You see this a lot in dense urban cores, which is a big reason why cities are looking at revitalizing downtown and urban core areas within major cities, as evidenced by a number of older cities such as Cleveland, Cincinnati, New York City and Baltimore, for instance, doing the same things to increase their land values and property values on those plots. This radiates out to other properties outside the downtown area, increasing land values in a swath, especially after new businesses move to the downtown area.
When searching for a home, watch out for areas with low land values or that are located near industrial or low commercial areas. These tend to be areas that see at least some blight, usually in the form of abandoned or run-down buildings or poorly-kept infrastructure including roads and intersections. Instead, look for areas that show signs of recent development or redevelopment; these areas tend to be on the upswing economically and in terms of land and property value, so it might be a good way to find an area or neighborhood that you can invest in and, in the long run, flip your house for profit if you’re looking to sell later.
